Violet, the seller financing is interesting, but I'd be careful with the "passive yield" calculation here. Based on the numbers you posted, the combined gross rent is $7,270/month while the year-one interest-only payments are $8,800/month. That puts you about $1,530/month negative before property taxes, insurance, vacancy, CapEx, and other operating expenses.

I’d want to underwrite the properties based on the full operating picture rather than the interest-only period making the numbers look temporarily easier.

From the tax side, I’d also have the CPA review the seller-financing structure before closing. You’ll want the purchase price, interest, closing costs, and each property’s basis properly documented so the depreciation and interest treatment are clean from the beginning.

And I wouldn’t let the potential tax deductions justify a deal that doesn't work operationally. The tax strategy should improve a good investment, not be the reason a negative-cash-flow investment looks attractive.

If the seller is flexible, I'd also model the deal using the actual financing terms after the interest-only period ends. That's probably the number I'd want to be comfortable with before committing to the portfolio.

Feel free to DM me, I’d be happy to send over a few resources that might be helpful.

Thanks for sharing! Are you open to working with investors who can bring qualified buyers? I’d love to review the details.

Hi Violet, I am here in San Antonio too. I saw your post and your reply today about being open to working with people who bring good buyers. That kind of selling is close to the work I do here. Most of my time is spent talking with local sellers and buyers and trying to be helpful where I can.

I am not writing about any one home today. I just wanted to say hello to another local person and learn what a good buyer looks like for you. I would like to stay in touch if you are open to it.
