Nice work Leo - $36k all-in to $70k in 7 weeks is exactly what we like to fund.

For your next Toledo deal, I can secure you funds for purchase + 100% rehab, close in 7-10 days, so you can keep that cash and run 3-4 at a time instead of 1.

Lend in OH all day - shoot me a DM,

Congrats on the Toledo flip — that's a great first cycle. When my buyers are lining up lenders, I tell them to interview at least three and ask the unsexy questions: how many investor deals did you actually close last quarter, what's your real timeline from application to clear-to-close, and will I talk to the same person start to finish?

Also ask for references from other investors, not just a rate sheet. The cheapest quote means nothing if the lender can't perform on closing day — I've seen more deals die from slow lenders than from thin margins. A knowledgeable local Realtor or investor meetup in your market is usually the fastest shortcut to the names that actually fund.

100% agreed! My problem is that I'm an out of state investor, I've been investing in Toledo for the past 4 years, and I only travel if I must (I have my team on the ground, and each trip is $3k approx. It doest not make sense)

Hi Leo, I saw your post about finding lenders for your next Toledo flip. Congrats on the first one. I may be able to point you in the right direction for purchase and rehab funding. Are you still looking for help?

Hi Leo, congrats on getting your first Toledo flip done. Since you're investing from out of state, it helps to ask every lender the same few questions so you can compare them side by side: how they size the loan (purchase price, ARV, or total project cost), how rehab draws get released and how fast after an inspection, whether they have a loan minimum that rules out houses at Toledo price points, and what your full cash to close looks like in writing. It's also fair to ask for a borrower or two you can talk to.

Have your first flip's numbers ready too, like the final settlement statements, the rehab budget versus what you actually spent, and before and after photos, since a finished deal is the best track record you can show. Are you planning to use the same contractor on the next one?

Great checklist, thanks Justine. The loan minimum point is a big one at Toledo price points.

Nice turn on that one, 7 weeks close to list is solid.

One thing to plan for if you end up holding some of these as rentals and refinancing later. At a $70k value a lot of DSCR lenders won't work because of their minimum loan amounts, the loan just ends up too small. So for long term debt at Toledo price points you'll usually have better luck with a local bank or credit union doing portfolio loans, or waiting until you have several houses seasoned and refinancing them together on one blanket loan.

On the flip side, keep documenting your deals the way you did here. Purchase, rehab budget, timeline, sale. That track record is what gets you better terms from hard money and private lenders, and none of them should need you to fly out. If you ever want to talk through a blanket refi once you've got a handful, feel free to message me.

Thanks Ty, the minimum loan size is exactly what I'm running into at Toledo prices. The blanket refi idea makes a lot of sense once I have a few seasoned. I'll reach out.

I work with real estate investors evaluating purchase, rehab and rental financing. If you’re still building your Toledo lender list, sharing the property type, purchase price, rehab budget, expected value or rent, desired leverage and closing date would make it easier to identify the right lender profile. I’d be glad to review the outline and tell you whether there may be a fit, with no pressure.I work with real estate investors evaluating purchase, rehab and rental financing.
