The re wholesaling game in socal has slowed down I have officially , for me I like to diversify I learned that the hard way, need multiple streams of income so now I pivitting to self Storage and infill homes , I have identified few mom pop Storage facilities one caught my eye yes its in a tier 3-4 market class c facility it just has been neglected still people are renting there it s in the outskirts of fort worth,tx I do see potential in this deal right now I am seeking anyone to be my JV partner ideally someone who has experience in commercial RE or property management, I am bringing the deal I the good vendors I am in contact with the business plan and I am looking for 20-30% equity while the JV partner bring in capital, message me if interested we can chat. trying to quit RE wholesaling so moving directions is a big thing for me.
Ken, sounds like you already have a lot of the pieces in place. With a JV like this, I'd make sure the economics are clear before bringing in the equity partner, especially how the 20–30% equity you're offering is being calculated and what happens with future capital calls, distributions, and a sale or refinance.
I'd also look at the tax side before settling on the structure. Self-storage and infill development can have very different depreciation, cost, and exit considerations, and the way the JV is structured can affect how those items flow through to each partner.
I'd want the projected return modeled on an after-tax basis, not just the equity multiple or IRR.
Feel free to DM me, I’d be happy to send over a few resources that might be helpful.

I like the idea of diversifying, but I’d be careful about jumping into a new asset class just because wholesaling has slowed down. Self-storage can be a great business, but a neglected facility can also have a lot more problems than just needing some cleanup. If I were looking at it, I’d want to see the current occupancy and rents, what competing facilities are charging, how much it will cost to get the property where you want it, and what the numbers look like after stabilization. I’d also want to know what happens if occupancy takes longer to improve than expected. If the deal still makes sense with conservative assumptions, then I think you have something worth pursuing. And having a partner who brings commercial experience and capital can be a good way to learn a new asset class without trying to figure everything out yourself.
