Looking for an investment partner in north-central Iowa

I’m Charles Armstrong, based in Charles City, Iowa. I’m looking to connect with investors interested in partnering on a first rental property or rehab project in Charles City, Mason City, and surrounding communities.

I bring 25 years of construction experience, a bachelor’s degree in Construction Management, and a background in residential, commercial, and industrial construction. I’ve worked as a carpenter and superintendent, and I currently teach Building Trades at NIACC.

What I’m offering:

• Property walkthroughs to identify repair needs and construction challenges
• Rehab scopes, estimates, and material takeoffs
• Scheduling, material procurement, and subcontractor coordination
• Hands-on carpentry and renovation experience
• Project oversight focused on safety, quality, budget, and completion

What I’m looking for:

A partner who can provide acquisition and renovation capital while I contribute construction expertise, project management, and agreed-upon labor. My available cash is limited, so I’m looking for a partnership where those contributions have a clearly defined role and value.

My goal is to start with one manageable project, establish a solid working relationship, and build toward a long-term rental portfolio. I’m open to discussing a fair ownership or profit-sharing arrangement with responsibilities and terms agreed upon in writing.
