I love nice looking numbers :-). I have this conditionally sold now but we always have more coming. I always find it so funny when people ask for lots of pictures. I sort of understand it but a picture really tells you nothing. It might not even be the actual house!
I would think your vacancy, maintenance and insurance are slightly off on this one. Numbers look good, ones would have to question the quality of renovations for such a cheap price. Numbers are important but most investors don't buy without seeing what they are getting.
Our reno's are outstanding. You keep prices down by BUYING well!! Our buyers all have their own numbers for notional costs. We use what we are actually achieving ourselves. Insurance is exact number.
who are you getting $400 per year insurance at? Who is doing your mgmt that is getting 6% vacancy? You are not buying any better or worse then anyone else. You are either making very little or doing sub par renovations . Regardless if you are selling them like got cakes, something is going well, but for how long?
If I wanted to give my competitors the details of my business you can be sure I will let you know. To say we buy no better or worse than anybody else is complete nonsense. We sell to other wholesalers because we buy better than most people. Thats how you keep your prices down and do good quality rehabs. And of course buying homes in good shape.
If I'm back in Memphis I'll teach you what I do Curt but I would have to charge you :-)
