looking for funding for an upcoming flip

120,000 sale price

40,000 reno budget

225,000 ARV

looking for two investors, one for purchase and one for rehab money. I would prefer one single investor if someone is interested. Terms are negotiable. I would prefer someone local, but will consider others.
