I am looking to purchase 2-4 unit residential properties that are rented or are rent ready.  I am only considering properties that the seller will carry financing.  My target aspects are below:

• Acquisition price of under $150K
• Must be a 2-4 unit
• No major rehab needed
• 5-10% down
• Seller financing for 10 year term min
• 5-6% interest rate
