I am considering acquiring properties to be rented under the section 8 program. My thought is, buying between 50-90k livable (or less than 10k rehab) and being able to rent for 2% or at least close to it trumps the cashflow of typical market rentals since HUD establishes max payable amounts depending on number of bedrooms, and is usually higher than market rent rates.

My question(s) are, who has experience in this and what are some good markets to consider? I know it needs to be landlord friendly state but does anybody have specific markets that have performed well with section 8? Markets that have great need for affordable housing. What are some caveats of this? Don't bash me with the standard "they will trash your place". The potential tenants will be screened thoroughly just as I would with a standard market tenant. That is always going to be a risk.

Typically, tenants are only required to pay up to 30% of the rent while the gov pays the remainder. My thought is, as long as what the government pays covers the property expenses and provides some cashflow, the tenant portion is just a bonus.

Anybody with experience in this please share your opinion!

You are turning a Section 8 thread into a Race conversation when he mentioned neither.

I’m Black and I did not see any racist undertones with your remarks. Section 8 can ABSOLUTELY be Savages! It is what it is. Grown men shouldn’t be on a Real Estate forum with all this Emotion, it’s Ridiculous.

     I've made millions investing in Section 8 properties. Biggest thing you need to understand though is it's not "easy money." The majority of these people are absolute animals and they will treat your property as such. Doesn't really matter which city you are in, if you've got $50k-$90k houses with Section 8 tenants in there, your tenant base is made up of total savages. I've seen it in Cleveland, Columbus, Detroit, KC, Indy, Cincinnati, Youngstown, Akron, Canton, Pittsburgh, Memphis and elsewhere.


     Frankness is appreciated, calling poor people savages is not. I just wanted to add this to this discussion.


     How many Section 8 tenants have you had live in your properties Dale?

    @James Wise itś incredibly clear what your political leanings are and that you are incorporating them within your business. Your narrative is not only insulting and bigoted, but out right stupid. You are mimicing characteristics of the right wing leader I´m sure you subconsciously believe gave you the green light of approval to spread filth. Your perspectives / depictions of your tenants and the negative energy you project is the karma you get back. Do not poison others with this garbage. I do plan on reporting your post because it has no place here. Also, most who operate within the section 8 space who are successful understand the community, culture and treat their tenant base with mutual respect. You cast an incredibly bigoted sweeping indictment over an entire group of people based off your own skewed ideology. Honestly, I dont doubt you believe it all and sincerely understand you detect no problem with the dog whistles, (i.e woke) but these mindsets should never engage in this kind of business. If you have zero respect for the people you serve its a no win for anyone. Of course certain communities are higher risk and a lot more work but if the investor is competent, knows how to screen and has no ideology  contaminated by radio pundit rhetoric; the chances of being successful are much greater. I have had several in my time and am on the winning side of it. This is business and you should not conduct yourself the same way you would when listening to various podcasts or attending rallies.

     Who cares if this guy calls them savages when he's literally told you it's a completely different ballgame than an investment-grade we are use to. It's missing the forest for the trees.

     If you can't manage section 8 properties-- I admit I cannot. Don't play ball in a field you can't step in. If I ever went that route-- highly doubtful-- I would need to vet someone so intimate with the territory I would make them assume some of the same risk too, at their expense.

    @V.G Jason to answer your question about who cares that he's "othering" people and calling them savages and animals, I do... I imagine others on the forum who may not speak up aren't too high on it either. It's offensive, disrespectful, conveys superiority and is the kind of language you'd expect from someone who holds unflattering opinions of multiple "others," not just Section 8 others. This is America, speak your peace but @James Wise comments say more about him as a person than what he's conveying about Section 8 participants.

    James your comments about the volume/frequency of horrible tenants also does not make common sense because if that was the case... no landlords would participate in Section 8 because everyone would be losing money on the vast majority of rentals. Free advice for you James, if you held frequent inspections you could catch/address issues early. Some of those pictures look like they were in there wreaking havoc for a while. As a landlord you have the right to inspect your unit/property. Doing so will help to minimize the chances you end up with a really bad experience.

    @Jake Minyen from personal experience I inherited 3 Section 8 tenants and 2 were fine, the other had mental health issues and was rough on the property. In hindsight I should have performed inspections independent of the housing authority and listened to the voice in my head that said he needed to go about a year ago... but I didnt act on it because the money was coming in regularly and why rock the boat (lesson learned).

    I hope everyone is having a good weekend and James I hope you learn to view your fellow man with respect... and to maybe vet tenants better and do inspections.

    You are speaking on low income property management like you're coming from a position of experience. In reality, you've had 3 tenants. I'm sorry my man, but you are too niave, inexperienced, and idealistic. The business doesn't work how you think it does. Come back to me when you've had about 500 more tenants and we'll see if you've still got those rose colored glasses on.

What you deem as an acceptable generality could easily read is Blacks are lazy crack dealers or Jews are blood suckers. This filthy bullsht doesnt belong here and if you want to engage with it as normality take it to some right wing platform, not business. Also, people should not project their own failures or ineptness on others. If you do not have what it takes to make it work look in the mirror because many do.     You are addicted to outrage, sir.  You're the one making it about politics and race.  The OP, nor any of the respondents, mentioned either of those things in their answers.  You obviously disagree that the S8 tenant pool does not have an increased business risk.  That's fine, but you're unnecessarily escalating the conversation.  This isn't about your emotions, it's about the facts that other investors are sharing based on their experience with the tenant class.   That's what the OP was asking for. Keep to the topic.

    If you are inept and cant manage low income; get out of the damn kitchen. Hand them off to someone who knows what they are doing. Credible and viable investors have done it for decades.

    I know where the hell this behavior comes from and why certain people feel its cute. 

    If this is sexy to you then so be it but the stuff does not belong in a business forum. 

    There are multiple venues you can find a home at to enjoy. 

    Hey, maybe it is me. If this is the accepted and normalized climate of an investment forum, maybe its time for me to find another home.

     No one asked you if it was offensive to you. However, itś obvious that there are several people who dont find it to be as normalized a you. You came in here to check me, call me a victim and defend those comments. Its a very common strategy that is consistently deployed through the political realm. The problem with certain types are they honestly feel they will get praise, love  and a feeling that others will think they are smart if they run to their defense. Trying to cyber tackle me will not benefit you in any way or make others think you are special.

    I don’t even know the man to think anything of him personally or “Bow” down. It’s honestly sad you think someone Bow downs to another Race because they didn’t find offense to remarks made.

    I simply said I didn’t find anything he said racist. You sat here lecturing him on what you perceived his comments as and painting a picture of someone you don’t know while me as another Black man had absolutely no issues with it 🤷🏿‍♂️

     No one asked you if it was offensive to you. However, itś obvious that there are several people who dont find it to be as normalized a you. You came in here to check me, call me a victim and defend those comments. Its a very common strategy that is consistently deployed through the political realm. The problem with certain types are they honestly feel they will get praise, love  and a feeling that others will think they are smart if they run to their defense. Trying to cyber tackle me will not benefit you in any way or make others think you are special. 

     Mark are you unaware that there are people of all races on Section 8 or something?

    I haven't personally met all of my tenants throughout the years so I can't speak on everyone's race, but I did personally meet two of the tenants from the handful of photos I shared in this thread and one of them was a white family, the other a black family....Both the white and black family lived like savage animals. Lol I've actually seen feral cats treat their surroundings better than those monsters did.

    @James Wise most of my tenants who were very poor or on sectioin 8 where white. I even had a tenant that was an open racist. However, typically welfare, section 8 or terms like savages are not applied to whites as a generalization or broad description. If you say all my section 8 tenants are animals I´m sure you understand the image in most minds. All Iḿ saying is if you see the people you serve in this light, then most likely you are always going to have tenants who create the kind of havoc in the pics you shared. I have rehabbed trap houses and operated in the most violent neighborhoods. I have lived in those neighborhoods before. I understand the community and most are decent upstanding people who want exactly the same thing you do. Unfortunately they have a small segment that some will argue  conduct themselves like savages, but itś in no way an indictment of most. I dont like bringing politics or race into business and even though it doesnt represent most, the ones that were hostile and gave me the majority of the vile behavior were white. With that, in a sense of logical and fundamental thinking i cant depict you, the majority of whites or section 8 recipients in any broad sense. Either way, in most cases broad terms and generalized assumptions are applied to minorities. If you screen properly, understand the community and treat people with compassion things tend to fall in line. Of course its more work and the bottom can fall out into chaos (at any time) but it goes with the territory. If i had someone managing me I knew felt I was an animal my behavior or interactions with them would not be positive. I advise people who fail at this to try looking in the mirror because many have figured out how to do it. Itś much easier the blame someone else when something is too complicated. All in all, divisive and sweeping rhetoric or biased perspectives from jump will never turn out great.  

    In summation, several people in here stated they see nothing wrong with an entire group of people being called savages and animals. One even came to take me down in defense of you. Its my honest opinion that this would not be acceptable or considered normal maybe 6 years back.

    The minute you walk into a house and you gag and actually throw up , what would you call those tenants ?   

    Kitchen cabinets ripped off the wall

    Human waste  on the carpet .

    Toilets broken off at the base .

    A house so vile you wear a tyvek suit , with the pants and arms taped shut , a rubber cap over your hair , and a dual filter   face mask .  One so vile you have to pay the help triple to do the clean out . Roaches crawling up your leg . 

    So bad that you spray 50 GALLONS of bleach over the entire interior to try to sanitize it BEFORE you gut it down to studs . 

    And when you are done working for the day you strip down to your birthday suit and throw away ALL your clothes including shoes , to avoid getting anything in your truck or home . 

    Been there done that , for an landlord  . 

    What would you call those tenants ?    

    That was their first and last section 8 tenant

    From some of those pics, it looks like Holton/Wise should invest in an industrial vacuum truck.

    It would make short work of those messes.

    Probably pull the carpet up along with the debris.

    Just pop it through one of the kicked out windows and switch it on full power.

    Could probably rent something like this with an operator and get ready for a turn in matter of minutes.

    Thank you to all that turned my fairly simple and straight forward questions into a political massacre. I'm not convinced half of you even read my OP. The only thing i've learned here is that some of y'all have way too much time on your hands. My questions were about certain markets and the specific need for affordable housing. Also, if dealing with the extra inspections and paperwork with the housing authority was worth it to receive majority (if not all) of the rent paid by government. Tenants will be screened thoroughly; properties will be inspected periodically. I know it won't always be perfect, but a market tenant can stop paying you and thrash your house at the same time. A S8 tenant can thrash your house but they will then be kicked off the program, so they should be highly incentivized not to. There is always risk in real estate. 

    Thanks to those that gave insightful information without going nuclear on the political spectrum.
