@R. Elle Berry thank you elle I appreciate you replying if anything comes to mind I'll be sure to reach out as of now Patrick gave me some good insight
Congrats on getting your offer accepted, @Angel Vargas! That’s a big step—especially in a market like Lorain where there’s still solid potential for cash flow if you buy right.
While I’m not local to Lorain, I’ve looked at deals in that area and can offer a few general tips:
Neighborhood Differences: Lorain can vary quite a bit block-by-block. Be sure to check crime maps, school ratings, and proximity to amenities. You might also want to drive the area at different times of day to get a feel for it.
Tenant Base: A lot of investors in Lorain target working-class tenants. Make sure to screen carefully and factor in vacancy/turnover costs in your numbers—especially if it’s a C-class neighborhood.
Property Condition: Older duplexes in that area can sometimes come with deferred maintenance. If you haven’t already, make sure your inspection covers plumbing, electrical, roof, and foundation. These can eat into your budget quickly.
Local Network: Try to connect with a good property manager, handyman, or other investors familiar with Lorain. Even if you self-manage, having a local support team is a game-changer.
If you want to post some of your questions here, I’m happy to chime in—and I’m sure others will too. Wishing you a smooth closing!

@Angel Vargas Great to hear that! You're always welcome.
Nice work getting the offer accepted — exciting step! I invest across Ohio and know Lorain fairly well. The city’s had steady rental demand in certain pockets, especially near the lake and downtown revitalization areas.
Make sure to double-check the local rental comps, utility setups (some duplexes have shared meters), and city inspection requirements — Lorain can be strict on rental licensing and COs. If you’re planning to hold, also worth looking into landlord registration and trash/water billing responsibilities.
Happy to help however I can — what kind of questions do you have?
