Landlords open to STR operators — how do you find each other?

Curious to hear from landlords who rent (or would consider renting) to STR operators.

How did you find them? Or how did they find you?

From what I’ve seen, operators spend months cold calling trying to find willing landlords, and landlords who’d actually be open to this don’t have a great way to signal that. Seems like both sides are looking for each other but there’s no obvious meeting point.

For those who’ve done it:

Good question. In practice, most of these relationships don’t start through cold calls, and that’s where a lot of operators waste time.

When I’ve seen this work, it usually happens through one of three paths:

Existing landlord networks

Local investor groups, BiggerPockets, referrals from other owners, or PMs. Owners who are already investor-minded are far more open than retail landlords.

Vacancy or problem-driven conversations

Landlords with higher vacancy, short-term leasing friction, or units that don’t perform well as traditional LTRs are more willing to listen. Timing matters more than the pitch.

Clear operator credibility upfront

The operators who get yeses don’t lead with “Airbnb potential.” They lead with:

• Guaranteed rent

• Master lease terms that reduce owner risk

• Proof of operations, insurance, cleaning systems, and compliance

• Clear exit clauses if regulations change

What makes landlords say yes is not yield upside, it’s certainty and downside protection.

What makes them say no:

• Vague promises

• Regulatory risk being pushed onto the owner

• No clear maintenance, wear-and-tear, or enforcement standards

• Operators who sound like marketers instead of operators

You’re right that there’s no obvious signaling mechanism. Most landlords who are open to this won’t advertise it publicly. It’s usually discovered through conversation and trust, not platforms.

If the process were easier, it would probably look like:

• Pre-vetted operator profiles

• Standardized master lease templates

• Clear risk allocation language

• Local compliance transparency

Until then, the meeting point is still relationships, not volume outreach.

From the landlord side, the bar isn’t “can this make more money,” it’s “does this remove problems instead of creating new ones.”

James — this is really good stuff, appreciate you breaking it down.

The timing piece is huge. I've actually seen this play out with multi-unit takedowns — operators working together to lease up whole floors of B-class or luxury apartments where the building had vacancy and turnover issues they couldn't solve. When you're solving a real problem for ownership, the conversation is completely different. Pitch obviously signals professionalism and experience level too.

Your last line is the one that sticks with me though: "does this remove problems instead of creating new ones." That's it. That's the whole thing. Obviously that's the answer from the landlord side.

But here's what I keep coming back to — how do the problem-solvers actually meet the landlords who want their problems solved? Or the landlords who just want a simpler relationship with a professional tenant? You mentioned it usually comes down to relationships and trust, not platforms. But is there anything out there that even tries to bridge that gap? Or is it still just warm intros and grinding through networks?
