@Diana Costta
If it's a 2-bed unit, I usually estimate about $50 a month per unit for water and sewer. Obviously, the specific tenants' water usage depends on them, but I have found this to be a good estimate

    I am an OOS investor in Cleveland area. How much are you paying for water & sewer on your duplexes/Triplexes? What is considered average for zipcodes 44102 and 44109? Thanks!

     Patrick is right. You are looking at about $50 per month for a 2-bed unit on average. I usually sub-meter my properties or charge them $75 flat rate and increase if there is more than 3 people living in the house-hold.

    Thank you both. @Patrick Drury

    @Alfath Ahmed when you say "sub-meter your properties", what do you mean? I am trying to get a sense of this expense because I am paying for my 6/2 duplex $150 for water only and almost double for sewer. I already had the property inspected for leaks and nothing was found. I am wondering if you get any additional discount for being a CLE local. Any insights you have that would be great. Thanks!

       I use a sub-metering company to separate the water meters. They directly bill the tenants (small markup) but you still need to be listed as owner. If they don't pay then you are responsible as the landlord. No special discounts.

       Hi, I'm in NJ and just acquired a duplex. What sub-metering company do you use? The sewer charge is a flat rate so I can easily split that but not sure how to go about water utility.

    I'm so jealous, this is about $250/door for my investments on the west coast.

    If this is a new to you property you should be able to call the utility company and ask for what the cost has been trending as well, we did that a lot with prospective purchases.
