I don't, but we are also in a steadily appreciating market. Appreciation is the only way you can generate wealth, the $200 cash flow is just to cover operating expenses until you get there.

Good question Linda and I think the answer depends on where you're buying and how long you plan to hold.

I'm in Nashville and we've been in this interesting middle ground where you can still find properties that cash flow from day one AND sit in neighborhoods with strong appreciation. But that window has gotten tighter over the last couple years as prices have climbed. The investors I work with who are doing the best right now are the ones buying for cash flow first and treating appreciation as a bonus rather than the plan.

The reason I lean that way is because cash flow is what keeps you in the game when things get bumpy. If you're banking on appreciation and rates stay elevated or the market flattens for a few years, that negative cash flow property becomes a real weight on your portfolio. I've seen owners have to sell at the worst possible time because they couldn't cover the monthly gap anymore.

What I've noticed managing rentals here is that the owners who focus on solid cash flowing properties in stable neighborhoods tend to sleep better at night and hold longer. And holding longer usually means you end up getting the appreciation anyway. The ones chasing the hot zip code with thin margins are the ones calling me stressed out when a big repair hits or a tenant skips.

Marcus makes a great point about appreciation being where the wealth is built. I just think the path to getting there safely runs through cash flow. You need that foundation so you can afford to be patient.
