Hello BP, I need advise as to how to go about this. I have a duplex close in an ok neighborhood. Unfortunately, the house next door went into foreclosure and is now filled with people who sit outside all day, drinking and playing loud music. I have had several showings but the tenants always mention the neighbors being the reason why they wont rent. The leave trash all over their property and its and eye sore. I need help!! I am losing money as I have had 2 months of vacancy.What can I do???
I would be concerned if the neighbors find out it was you who called the police. You don't want foes live next to your empty house. Is there a way you can become good neighbors with them? Maybe you can hire one of them for lawn care or slide him $20 for keeping an eye open for you. Once a relationship is established it will be much easier to make them understand to keep the trash to themselves. You might be even able to point out where they violate ordinances and you can express that you don't want them to get fined by the city.
We've got a house in a similar situation. The house next door had a long term tenant who passed away and that house was put up for sale. The new owners are a couple of young men who have trashed the back yard with old tires and grocery carts full of empty beer cans.
The backyard already has chain link fencing but once we get done reworking the bathroom in our house our plans are to run privacy fencing along the side facing this place. Six foot privacy fencing might help matters a bit.
Thanks for responses. I will look more into the privacy fencing, we also have a chain link fencing in place. I am not sure i can get them for trespassing because I understand that they are renters.

I have a similar situation on a house I just closed on.
The neighbors seem nice enough, but the place is trashed, and they have 4 small dogs that go crazy as soon as we enter our back yard. They have a broken down truck parked on street in front of the house which parking enforcement has tagged, but it looks like the move it back and forth a couple of feet so tire chalk moves. None of the landscaping is maintained.
The first thing we did was upgrade the fence so it can't be seen through; which definitely helped with the dogs.
The next step I plan on is contacting the owner (I'm fairly confident the occupiers are renters), and seeing if he wants to sell. I know he bought it at the bottom of the market. This house is THE trashy house left on the block, so if I can get it for a good deal, I could increase the value of both properties by cleaning it up.
