I'm sure this question has been asked a few times, but I didn't find a satisfactory answer from my search. I'm a new investor in the Dayton area; plan on doing SFHs and currently looking for one to purchase in a A/B neighborhood. I'm looking for a professional, self-directed property management company that doesn't nickel and dime with fees. Anyone have folks to recommend?

Janice Kemmer at Outside the Box Real Estate, or Robert Rothman at The Rothman Group.

I know most the the full-time Property Management Companies, and they are the only two I will trust my properties to.

Tips for newbies are a longer topic. Feel free to give me a call if you want to discuss them. Help you avoid some of the mistakes I made.

    I am currently looking for a good, trustworthy property manager in Dayton. I am looking to rent out my former primary residence (condo) in Beavercreek, but am a new investor looking to grow my portfolio in Dayton and Columbus. Do you know anyone that fits the bill? Or any tips for a newbie just getting started? Thank you so much for your time!

    Hey all!  I know this thread is old, but people still find these when they search “Dayton property management,” so I wanted to drop a quick update for anyone circling back.

    I run True Home Ohio Property Management, and we manage over 400 units across southwest Ohio, including a strong portfolio in the Dayton area — especially around Kettering, Beavercreek, Riverside, Belmont, and parts of West Carrollton and Huber Heights.
