Dayton Property Management

I'm sure this question has been asked a few times, but I didn't find a satisfactory answer from my search. I'm a new investor in the Dayton area; plan on doing SFHs and currently looking for one to purchase in a A/B neighborhood. I'm looking for a professional, self-directed property management company that doesn't nickel and dime with fees. Anyone have folks to recommend?

Janice Kemmer at Outside the Box Real Estate, or Robert Rothman at The Rothman Group.

I know most the the full-time Property Management Companies, and they are the only two I will trust my properties to.

Tips for newbies are a longer topic. Feel free to give me a call if you want to discuss them. Help you avoid some of the mistakes I made.
