Hi Everyone!
So I have been applying the 10x rule, 4 hr work week and all these books and went from 1 proprerty to 2 with 3 in escrow. Problem is that my latest purchase is a Duplex in Raytown, and its has one side occupied, and the other, vacant. I am looking for a good Property Manager that can maintain the property, and handle repairs (at a fair price) and get me a tenant.

You get what you pay for. I really like Bridge Management LLC led by Nathan Brooks. They charge 9% and give you much more than an 8% fee team. They get good renters into your house, they actually get higher rents than I expected and they have a great team of skilled folks.
An example I have experienced recently is a house that they quoted $950 a month rent in the pro forma when we first started talking, but in the end they rented it for $1,025. I met the tenant and they love the house. That is what 1% buys you.
