ShowMojo vs Tenant Turner

Trying to decide between ShowMojo and Tenant Turner to streamline scheduling showings and self viewings.  Anyone have any experience with either?  Thanks!

@Michelle Summers I have used tenant turner for about a year and half and absolutely love them!!! I constantly heard that "I never got a return phone call", they completely stopped when I took it out of the hands of the managers. I am big on technology, transparency and systems. Hence why I love their system. It allows me to grow my business without worrying if the phone got answered or phone call returned. You can utilize two systems with tenant  turner; they answer all the calls live, or they can use the automated system just like show mojo. 

On the other hand, show mojo is great and would not put them down in any way. Great company and great system.

Thirdly you have Rently who does the same thing and provides the boxes for electronic showings. I would actually love to see a side by side comparison of all three in a spreadsheet

    I just started using showmojo. Very pleased so far. Scheduled a demo with them, which was basically scheduled through the same platform your prospects would be using to schedule showings, which is great to get a sense of the user experience. Anyway, after my scheduled demo, which was about 20-30 min, I decided to sign up. I elected to do the yearly plan as I was pretty confident in the product after the demo, but they have monthly plans too so you can choose to cancel if it's not for you. Next, they provided a very thorough onboarding sesh for me, and even followed up a few days later to see how the system was working and  if I had any questions- which I was impressed with since they already had my money. Anyway. I think I only spoke with one or two prospects by phone the entire week (since I've been set up), and have had more showings than I typically do when trying to respond to, pre-screen, follow up with ,and confirm showings manually my own. Needless to say, I'm a fan at this point. 

    I did also request a demo with Tenant Turner on the same Saturday that I requested showmojo, but by the time they called to schedule ( I feel like it was the following Tuesday) I had already started with showmojo. Their website basically shows they have all the same features as showmojo, so I'd guess I'd have been happy going with them as well.

    I'll also be trying out the self-show codeboxes that integrate with either platform - I know many PMs don't care for the idea of using these self show boxes, but I'm a sucker for technology and if they might provide a potential for shorter vacancies, and increased prospect and personal convenience, I'm willing to test them out. Worst case, I'll have the fanciest vendor lock boxes on the market.

    Thank you!   We have been using Rently for a couple years now for self guided showings.  However, the scheduling part of their system is not as comprehensive as the other two and that is why I am looking to switch.  I think I will give Tenant Turner a try.  They offered me a $1/unit price point.

    @Michelle Summers We recently started using Showmojo because we have a new property 45 minutes away. I had never heard of Tenant Turner until your post and am feeling miffed I didn't come across that as an option when I did my research last fall, all I knew of was Rently and Showmojo.

    How does Tenant Turner compare to Showmojo costwise??? On the website the pricing for Tenanant Turner looks unbelievably cheap so I am thinking the flu I have that has been shutting down schools across northern Illinois is messing with my brain.

    Compared to not having any kind of automation, ShowMojo is a game changing improvement. We've used it on one vacant house so far over the winter. Before that I had a VA screening interested parties 3x a day with me setting up and confirming showings.

    We are using the Showmojo self-showing Codeboxes as well. As an agent, I could be using my own Sentrilock computerized lockboxes, but using the Codebox means I don't even need to pull up and send one day codes, Showmojo automates that. AND Showmojo only sends the code once the potential tenant gets to the home and texts the lockbox serial number in big black letters to the showmojo number, within say an hour of the showing time (you can adjust the plus/minus time). It also texts beforehand to confirm, afterwards asking if they locked up, and auto sends a survey. You can link your criteria and online application to the system. 

    You can set up pre-screening questions which is a HUGE help. We have ours set up to also ask for a photo of their drivers license to be sent, and you can set it up to auto accept once they send a gif, or manually accept their showing once you actually review the drivers license, which we do. That way you can look them up online and see if their FB picture is of their ten pitbulls before you accept or reject the showing. They also have an option now I believe where they can confirm tenant showings with a credit card. 

    As far as issues, yes, occasionally people don't lock up. A couple times a code didn't work and I had to manually generate another code. And real estate agents by far have the hardest time using the Codebox because they seemingly can't learn how to use a new type of lockbox. Which btw if you have the home listed in MLS you can have a separate link for agents to set up showings that doesn't do the screening questions which is awesome.

    Its been such a HUGE improvement!

    They offered me a price point of $1/unit. Seems reasonable. 

    What is ShowMojo? Similar?

    We were paying $60/month for Rently and only two boxes and I was not very happy with their services.  I think ShowMojo and Tenant Turner are more user friendly and comprehensive.  

    Maybe I will reach out to ShowMojo and see if they can beat the price.

     Is Showmojo similar in pricing ?? hahahhah....NO. That's why I am so pissed I didn't turn up Tenant Turner when I was searching before. Showmojo doesn't price by unit. The cheapest way to get service is yearly at $300/yr. The cheapest monthly was $50 /month up to so many leads then additional leads were like 40 cents each, and that didn't include having an active or inactive codebox which is another few dollars a month. And there is no human answering the phone with those plans, is there in the $1/month with Tenant Turner??? It appears so on the Tenant Turner website but I find that real hard to believe at that price. 

    Of course I just went to the yearly plan, so I guess when the year is up I'll be looking into Tenant Turner.

    @Michelle Summers I just looked at the Tenant Turner website again, it doesn't appear that they push the listing to all the listing websites although it does appear that they autorespond to lead emails from those websites; did they address that in your demo with them? Showmojo does do that.

    They do Auto respond and there is a separate phone number people can call to get more information. It is a recorded message.  I was not aware it does not go to all the websites.  I am going to look again now.

    i did see later on their Zen help website that they push to 20 listing websites. I think Showmojo has some really good customization options that I don't know tenant Turner has, but for landlords with just a couple properties, given the huge price difference I would start with Tenant Turner.

    I did get in touch with TenantTuner but they have plans for people with a lot of units and I'm currently just starting out with investment properties. Are there any other alternatives that don't require a lockbox?

    If you only have a few properties you might want to use Zillow.com which will also list it on Trulia. Craigslist too. All are free.

    Hi everyone, I have built something that automates everything and also lets you compare renters in a dynamic table. I am working on making it better and add features. Would love for you guys to try it out. 

    Does anyone over here have any experience with online lease signing? Do you think that's useful?

    We currently use Showmojo.  We used to use Rently and the customer support when you needed it was awful, by awful I meen non exsitant.  We currently use Showmojo, and have been very happy with their support and service.  We have not done the self showings yet.  We did install one lock( doorlock) and the battery has been good.  It allowed us to let a vendor in on the fly and that alone saved a good amount of a agents time.   We have not used tenant turner,  the seem a bit more basic, from what I have seen and does not have the integtation with a actual lock you can install on the door ( I belive it is a Kwikset installed with some of the show mojo code before shipping).
