Are they responsible for snow/grass and if so is it getting done? Is there trash or a ton of crap all over the lawn? I schedule a quarterly inspection for the heating system/ furnace for the first two quarters. It usually won't take long to tell what's going on as you go through the house. From then on...every 6 Months.

I have quarterly inspections conducted. That gives you an idea quickly. Damages will be repaired and what is beyond normal wear and tear will be billed to the tenant. Of course, this is written in the lease agreement.

Go look! My vendors all know to advise of any issues they see, and we also schedule mid-lease inspections. Also we visit any late-payers, properties with complaints or city/HOA violations, and every neighbor has one of my cards.

@Steve Rozenberg I have my homes professionally inspected by a third party vendor who is a licensed Florida Inspector. They are inspected prior to move in, prior to renewal and again upon move out. Very transparent and everybody gets a copy

@Kim Meredith Hampton how much does that service run you per visit from that inspector? I like the idea of an independent 3rd party doing this.

Have you found that it helps with disputes on recouping security deposits in the case of their being damages?

@Eric Worral we get a special price because we have three offices, but I'm sure that if you approach an inspection company they can work with you.

It has helped immensely on security deposit disputes. It's like passing the buck to a professionally, even though we still view the unit, but we now have move in, move out and renewal inspections to compare. Love it

Thanks for the tip @Kim Meredith Hampton I'm going to research this further and see what kind of pricing would be available locally.
