Haha alright, tenant says he has to talk to me about a reading he had done on the place. I was unsure what "a reading" was? He informed me that a lady came out to do a reading and found out the place is haunted... bad. Spirit in the bottom unit in the form of an older man and a child in the top unit, and thought I needed to let the tenant in the bottom know.
I am a pretty open-minded guy but I found it somewhat funny. I tried to explain that their business model wouldn't work very well if they told their customers that the place is ghost free - tough to sell the follow up full cleanse on non-haunted places. They are great tenants and good-hearted people so not complaining or anything just wondering if anyone else has had this happen lol.
Hit them with an "Unauthorized Occupant" notice and demand the additional residents be removed within 72 hours.
Seriously, just let it go. I've had tenants demand they be released from a lease because of ghosts. That's their issue and I don't deal with drama. I provide them with instructions for breaking the lease which includes a hefty penalty.
@Jack Ropp LOL. I agree with @Nathan G. , those ghosts should be paying rent! I've never had this happen, but it I suppose you could recommend a smudging to make them feel better, if you really feel the need to do or say something. That is, if you trust them not to light something else on fire or set off the smoke detectors.

Let them know that when they signed the lease the residence was ghost free, and that's the condition you expect it to be returned in if they want their full security deposit back!
I wish I owned a property that was famous for being haunted. I'm salivating now thinking of the STR income I could make!

Some states actually require you to disclose if a house is haunted or there has been a death there in the last few years. If a tenant told me this, I'd send him links to many articles on burning sage in the home to clear it, supposedly an old Native American way to cleanse your home of bad spirits - problem solved.
We purchased a home in Virginia that sat on the market for a long time as the tenant told everyone who looked at it that it was haunted. We bought it and then found scripture written under the wallpaper, behind built-in cabinets, walls in pantry, etc., when we were renovating, so they were obviously very serious about their ghosts. Sort of creeped us out, so we had a sage-burning just to clear the air. My husband had a large family growing up, and the kids' response to anything damaged to avoid punishment was "It was Bill the Ghost." Bill still lives with us - the sage didn't work on him.
Remind the tenant that there should be no drug use or illegal activity in the unit as stated in the lease . Obviously this is a person who is either doped up on something or has a very loose grasp on reality . On a side note I would not want people practicing witchcraft or black magic in my property.
