Whats the most effective(and free) way to advertise your rental property online? I have a 1 bed/1 bath condo in Cleveland I'd like to post and would like to get your thoughts on whats the best way to get it rented.
I thought I heard of a service(maybe Trulia?) that would cross post the listing across multiple websites for free. I cant recall though offhand.

What he said. Zillow, Craigslist & Facebook Market Place. On Facebook you will get a lot of "Is it still available" I give them a phone # to call. If they don't call, to bad.

@Matt Lorenzo I do Facebook Market place and pay $15 to get more hits. Small town I had 4000 people see it and found a good renter. Craigslist barely gets me anything. But Facebook market place has a ton of tire kickers. Still well worth it

I would highly recommend apartments.com. They typically show up first on online search results, depending on the area, and are provided for free. If you want to upgrade your posting to the top, then there is a fee associated with it, but I have seen rentals go very fast with that website.

Zillow reposts to Trulia and a number of other sites. Cozy reposts to realtor.com and a number of others. Between those two sites you will find your ad posted to most all legit sites. I would advise against posting on FB or CL.
Craigslist, sadly, has become about 70% scam listings, and anyone who uses it to find a place is rarely the ideal tenant.
FB (also Zumper) is possibly worse. It attracts inquiries from anyone who sees the ad--not just tirekickers, but people who aren't even in the market for a new place to live. So you have people who are in the market for sneakers and like the way your housing ad looks, and boom, you have a thousand inquiries from people who are not really even seriously looking for a place to live. FB is truly awful for listing rentals. I always get TONS of inquiries and NONE of them work out.
Cozy and Zillow will get your listing to the right people and get results.

I’ve had good luck with Zillow. As mentioned by others it automatically cross-posts to Hotpads and Trulia as well.
Other pluses is that it allows you to “claim” your property on Zillow and update the details on what Zillow shows about your property - such as description details and photos. This allows you to enable/disable a rental listing at will.

I advertise on apartments.com, zillow, local facebook rental and rummage sites, and craigslist. They are all free. I also have a website with all of my apartment info and a downloadable application. That way I don't have to get tons of phone calls because all of the information is there. Good luck!

I wouldn't focus on free being the number one criteria for anything in business. Business is all about ROI, so it matters more what you get versus what you pay. That being said when there are good free choices, that is all the better.
As far as advertising it varies by market what is most popular, but generally these are the top options:
- Zillow
- Craigslist
- Facebook (market place and local groups)
- Yard sign (don’t overlook)
We post in every possible location and we have even paid to boost on Facebook. Yard signs can generate some of the best leads, but use a website or voice mail to filter, otherwise you will spend all day answering calls.

I had an interesting story about it. I posted a picture of my property on ins and someone just commented that he found it suitable for him and he was looking for a house. I invited him to see the house and signed the lease very soon. You can try this way also.
