We require them to actually confirm... which means responding to our text. We let them know , no response at least 1 hour prior means we cancel the showing.
@Brady Boyer we do a open house. Creates a sense of urgency for applicants and has gotten me great tenants and a huge list to pick from.
Best tenants for my properties include on time payers and long term. I had almost 90 people show interest on my last open house and got a great tenant that based on dynamics will stay for at least three years.
Not only do we do an open house, we just do one hour open houses. There will always be people waiting, and someone walking up right when you are locking the door to leave. More likely they will see other prospects and know they need to decide, Those who ask to see it early are politely declined, if no applications made at open house, we will show it to others at our convenience. Has happened twice.
@Luka Milicevic have you ever had trouble with the lock box? I.e. people damaging the apartment while touring or coming back after an stealing or vandalizing stuff?
Also what class of market are you in? My property is definitely D class.
It's in a C or C- area.
We have had no issues thus far with damages or anything like that.
