Potential applicants not showing up for apartment showings

Anyone have any tips on how to increase the number of people who actually show up to view an apartment after scheduling an appointment  

I set up three showings tonight sent a reminder email 24 hours before and only one of the three showed up.

We require them to actually confirm... which means responding to our text.  We let them know , no response at least 1 hour prior means we cancel the showing.
