Philadelphia buy and hold rental property

Hello BP forums, I have been considering the philly market to purchase a buy and hold investment property. single or multi family, mainly focused on cash flow.

Looking to connect with realtors, property managers, and investors in the area before I find something I like or to help me for when I plan to make a trip down there.

Im still learning the market so any tips in general or on what parts of philly I should focus on are welcome! thank you.

@Ioannis Babatsikos Im born and raised in philly and have been studying the market. Best locations are brewerytown, northern liberties, temple university area (north philly), university city, south philly, but up and coming is West oak lane. And parts of Kensington....If that helps.
