When I first got there I was a little confused on where the property was. When I eventually found it I love the fact that it is very discrete. This apartment is very spacious and just enough room for just me. I feel like the apartment is a reasonable price for rent. I would recommend this apartment for anyone to stay.

While the location near Solar Myth is great, don’t let the positive reviews fool you like they did us. We committed to a long-term lease based on those ratings and other research, but the reality of dealing with Otter Property Management has been unbearable and a massive regret.
* Move-In Disaster (Photos Attached): We arrived from Texas to a house that was completely not move-in ready. It was filthy: dead roaches, thick layers of dust and dog hair (turning our feet black instantly), and mold growing in the toilets. There was even trash left behind from previous tenants. And, the water and ice functions on the fridge didn’t work.
* Security Issues: We were given only one key for four people. Because it requires a specialized key card (which the owners lost), it cannot be copied. Management promised a smart lock replacement over a year ago—it never happened. Having only one key for a household for OVER A YEAR is a massive safety and convenience issue.
* Unethical Billing: They have tried to charge us for water used before we even moved in. Their billing "system" is erratic and inconsistent; it took them five months just to explain a single bill.
* Maintenance/Fees: They charged us for a "repair" on a fridge they never actually fixed. The ice machine remains broken to this day. They’ve refused to remove the charge and associated fees—amounting to over $800—for a service they didn't even perform and a bill that wasn't ours.
Save yourself the headache. The location isn't worth the mismanagement. Also, please note we are good tenants, we have our rent on autopay and have never missed a payment, we keep our eye out for the ledger to see whenever they decide to charge for the water bill. We just refuse to pay for bogus charges.
This is an ongoing situation. I will continue to update this post with their response (or lack thereof) to ensure there is a transparent record of our experience.

Love the layout, it’s a nice homie feeling , it was clean and presented it self very well. I love the light fixture under the cabinets so you can still see at night if you don’t have the lights on, nice size room and I love that it has hardware floors though out the house overall I love the homie feeling

Otter Property Management made touring the property incredibly easy with their self-guided tour. The setup was simple, instructions were clear, and I could tour on my own schedule. The whole process was smooth and stress-free. Highly recommend!

I hired Otter Property Management to manage a rental property, and the experience has been extremely disappointing and costly. This is a shortlist of reasons:
1. Serious conflict of interest
The owner, Daniel, is also an eviction attorney. In a small property management company, this is a clear conflict of interest. Otter earned ~$1,100 from placing a now delinquent tenant, then hundreds more in legal and filing fees once the eviction process began. The same company that screened and placed the delinquent tenant financially benefited two months later from the eviction they helped create.
2. Awful tenant screening
I just reviewed the delinquent tenant's screening report & It clearly showed:
- A $4,260 legal collection, and
- A $1,288 Verizon wireless account in collections
- Credit score: 592
Common-sense tell you that an applicant with unpaid cell phone bills is high risk. Despite this, Otter approved and placed this tenant. Collecting one month's rent as pay & holding one month's security deposit that was later help by them to cover admin/maintenance fees.
3. Terrible Spend management
They racked up unnecessary fees while managing. Approximately $7,000 in rents were collected and all of it was consumed by miscellaneous management, maintenance, and administrative fees.
Ultimately, Otter failed at the most basic responsibilities of property management: screening tenants & protecting owner funds
I would strongly caution any owner to think carefully before trusting Otter with their property.

Although we didn’t get accepted the person who helped us tour the apartments was very patient , helpful and friendly. The places were very well put together and looked very nice with a good price. Upon entering the apartment building everything look cleaned and smelled great.

I really hate the fact that when you book a viewing that the confirmation text comes when ever it feels like coming. It took me forever to view a unit due to the fact that I work in the restaurant industry and can’t respond to the text I. The thirty minute window. That really needs to change. But once I actually got to view some places, I really loved the self guided tour process. Easy, convenient, and I could take my time and view the unit without someone tryna sell me in the place. Thank you for that.
