 I second Columbus, Ohio. I am investing in a medium-sized apartment complex right here in the city. The cap rate it a 7.5% with the potential of being a 12% or more cap rate.

     Columbus OH is one of the best rental markets. It has population growth, a great tenant pool, and thriving businesses. Cap rates range from 5-15% depending on your level of risk. There's something fro everyone.

    Florida is a great market for appreciation if you can afford to get into the apartment game here.
