Non paying tenants during Pandemic

How has everyone's luck been during this pandemic? Have you been able to collect all the rent due or do you have tenants that are currently past due that you can't evict due to the rent moratorium's in place? I had a tenant that just renewed their lease back in May then got laid off and didn't get me his June payment until the end of July. By mid September when I haven't received rent for July-September I ended up offering him October for free if he could pay July - September. It's only been a few months since then but he's actually been on time since then. I would say I turned out pretty lucky given that the moratoriums might have prevented me from evicting him until next year.

I manage around 400 rentals and all my tenants are paying. Some are struggling and on a payment plan but I don't have a single one 30 days behind. I'm staying on top of them, ensuring they are applying for assistance and communicating with me regularly. When a tenant stops talking, that's a major red flag!
