For me and my wife, it will be: Purchasing first investment properties (one paid in full with cash and 2 leveraged).

    One of my goals is to move my acquisitions from this year into stabilized financing. If you know any good mortgage brokers please share. What are some of your goals?

    @Hans Cooke That鈥檚 awesome Hans! May I ask why you want to purchase a property with cash? I would suggest, keeping your cash and putting as little $ down as possible :)

    Pay down short term debt. Secure long term debt. Acquire 1 or 2 properties. Stabilize recently acquired properties. Complete two current rehabs.

    @Bud Gaffney Absolutely. I Acquired a few duplexes and rehabbed them using my own cash and credit. I have been trying to refi my money out with HELOCs but I having a hard time finding a bank that will do the HELOC in the current market.

    @Pride Davis Yes definitely. Try asking for owner financed deals. You will be rejected 49 out of 50 times. But that 1 time will make the difference!
