Hi Bigger Pockets Family
I was wondering has anyone used RentRedi, Innago, Hemlane or TenantCloud? I know that with only a few properties I could handle things without the software but I'd rather start using it now and continue as I grow.

Darvin, people could rave all day long about one particular software but that doesn't mean it will work well for you. My recommendation is that you find a software that works well for YOU. Write down the problems you want software to solve. Then find 3-4 systems you think will work for you. Get test accounts in each one and start running them through the wringer. Enter a property. Market the property. Submit an application as if you were a renter. Move yourself in. Enter charges and receive rent. Submit a maintenance request and track it to completion. Run a monthly owner statement.
When you complete a step with one software, repeat that same step with the others. This should quickly identify which software is easiest for you to use and that does the job well enough. Decide on a product and stick with it for a year to really learn it well.
I used Hemlane for their free trial (they offer 1 month free trial and I used about 16 days). I was at a stage of marketing, application, showing, etc. So I did not really explore features beyond the this phase. Prior to marketing with Hemlane, I already listed my property on Zillow. Somehow, once my listing went live with Hemlane, I can no longer edit listing via Zillow. They claim 30 syndication sites. I did not check all but a couple of days after going live with Hemlane, I can find my listing on many sites, which are more than adequate for me. All lead communications funnel through Hemlane even though Zillow was the primary source of all leads. You can schedule showings easily on Hemlane platform.
Limitation: I really would like the ability to customize application and still have the application integrated via the software. I do not like not having any ability to edit or add questions. Hemlane currently does not have the ability to customize applications. So this has forced me to look elsewhere. Innago has the ability to customize applications. The question types include Text and Upload but I found with Innago, you don't seem to have a lot of flexibility with formatting, alignment, re-ordering and you can't delete a default question it seems. However I read a review that says Innago syndication is very limited. I don't know if it is true.
I personally don't like mobile only software. I feel more comfortable working on the web, or at least have the web option, so this makes Rent Redi not a good fit. Rent Prep seems to claim they specialize in manually checking multiple databases to produce more complete and accurate report and allow LL more control vs giving only option is let tenant control the info given, but Rent Prep is a screen only software. I'd like broader features to be included so user experience is not fragmented.
I tried using Rendredi but here is the nightmare I found with their software. First off I sent them endless documents to prove I owned the rental property and it took over a week of back and forth to get the property approved. Then once the property was listed on the platform I then tried to list it on rental sites through their platform. The listing went on realtor.com but zillow.com was an issue and they had so many reasons why it was not working but all in all their software left me unable to create a listing on Zillow. However Rentredi charged me twice for a ZIllow listing that wasnt there and I proved their software made a mistake. So now 2.5 weeks later I am waiting for the refunds, closing the account and moving to Innago. I would be happy to share my texts to their customer support to show you the nightmare I had with them.
@Jason Sousa - have you tried hemlane as it's really good with the syndication to zillow, rent.com, apartments.com, realtor.com, etc.
I tried Hemlane previously and it took too long (many many days) to list on zillow. Also I noticed just this month that neither Turbotenant nor Hemlane can list on zillow directly any more. I ended up listing on Zillow using the rental manager separately.
Any other good solutions? Is zillow shutting everyone off?
@Vicki X. - may want to try it again as hemlane is working just fine for me and automatically lists on zillow with a ton of leads. they used to require you to pay for zillow when there was the cut off from zillow but that suddenly seems to have changed

Interesting. Thanks. When was the last time you tried?
@Vicki X. - I found a tenant through them in November and there were a ton of zillow leads automatically flowing through - can't remember the number but filled it pretty quickly

Got it. I believe things have changed lately as I did listing about two weeks ago. Not as easy as before.
I have used both and like both. Currently using rentredi. They both do a good job. The one leading point for rentredi is the ease and layout. However, tenetcloud seems to drop your rents into your account faster. You can't go wrong with either of them. Try them both for free before you make a final decision. Thanks..
I am having a good experience with Innago right now. They are so diligent and get back to you right away. Also the platform is super easy. I do wish they had latchel integration though.
I've been using TenantCloud for the past 2 years. Their policy changes including price increases, charging for every little thing as an "add-on", complicated GUI and the lack of fixes of known problems (posted by their "community" on a Facebook Group), and super slow ACH deposits (which take 10+ days!), I've decided to move on.
I've signed up with innago.com and it's been working great so far. It was easy to setup, and my tenants had no problem getting setup via the invite email that they receive once they are added to a property/lease. This next month (July 1st) is the first month collecting rent with them, but so far it's been very easy to use- and the monthly cost is right ($0!) (they do charge a flat $2 for ACH, but tenants will pay that).
