I have a tenant that clearly has a girlfriend residing with him. She paid his rent this month and my property’s address is listed on her check, she’s not on the lease.

Boot them out or try and rectify the situation? Newbie to this, so thank you in advance for your patience on this and feedback

@Account Closed I would just call him and explain that she needs to be added to the lease. That means she has to pass your rental requirements, criminal background check, 3x salary, > than 600 FICO etc..... If they are paying rent and keeping the place in good shape I wouldn't just kick them out. I want long term renters that never want to leave.

    On the good side—she has a checking account! You may have upgraded the situation :)

    If you think she helps, might as well run a background and add her to the lease at this point. You may wind up with her as the permanent tenant after a breakup.

    @Cory Lucas some states have much more tenant friendly laws, ie Illinois, California, New York

    Honestly, you should be happy-- he went from paying late, to now there are 2 incomes so rent should be paid on time... that being said, if they continue to be late, talk to them.. say she needs to apply and your lease needs to be updated, to M2M.    Personally, I'd check your state laws on late fees, figure out what's reasonable and add it, maybe shorten the grace period so they have more incentive to pay on time?  

    Turnover it a HUGE PITA,  so even though you could easily rent it, it will cost time/money/stress-- the easier path is just to adjust the lease and make them in favorable terms-- and make sure everyone agrees and understands.    Some people are really clean, some are just dirty,   some people are a lot dirtier!

    Glad to help!   to put it in perspective-- it could be worse, we had a tenant move in his sister-- and her sisters 3 kids for a few months!!  had  a bunch of issues with the plumbing, so retrospective-- 1 adult isn't bad at all! lol

    If they pay on time, I would look the other way and ignore it.
