Tenant doesn’t want to pay last months rent

Hello all,

I have a class A single-family house rented out. I did a 4 month lease so that when August came around I could do a new lease (1 year) and be in moving season if and when they wanted to move out. But now I’m going to sell the house and I gave my tenant well over 30 day notice. She said that she can not pay rent tomorrow because she will have no money left over to get into another rental.

My question is should I tell her not to worry about paying it and just keep her security deposit to cover the rent or should I file the proper paperwork for an eviction on the 3rd? I feel like I should try and help out as best I can because I did not intend to sell the house when I rented to her. Hopefully y’all can help me out. Thanks
