@Mike Watson. You are correct I didnt bother to look you up and assumed a scam. But the SEC it seems has looked you up earlier and called you a scam. Actually you were labelled a ponzi scheme.
@Evan A., Yes! We can help you get connected in Utah real estate. I am going to send a colleague request and a direct message. You can email me at [email protected] too.
I suspect that's hard in most of the markets were wholesaling is prevelant since the assets are not even worth 6 figures.. but I just paid my first 100k assignment fee to someone who brought me a 10 million dollar subdivision deal..
Utah is by no means a high-end state, although there are many states that have lower price points than ours. However, in the 10 states I've done deals in, many of them yield large opportunities, when you choose to look at things differently.
One of my favorite sayings is, "Don't tell me what you can't do, ask me how."
Pretty awesome way to live. Our wholesaling is a little different that most, but we try to set ourselves up for wholesale checks of 40-100% of the purchase price of our property, because we look at a completely different set of opportunities and parameters.
Traditional carpet and paint investors or those that buy traditionally distressed properties never see these opportunities in any market, not just the high-priced ones.
I fund a little over 600 of these deals a year.. in the wholesale mecca areas.. so my only thought was most of this stuff is way under 6 figures.. and of course some of the guys and gals make good margins.. but not double your money on 100k buys.. however if you have a secret sauce I am all ears :)
@Robert Hudson, I agree with you on wholesaling. If there is a big yield on the wholesale side, the real profits can be staggering. I just private messaged you. I'd love to chat sometime.
@Jay Hinrichs, we do have a secret sauce. And it is delicious. We aren't your carpet and paint, fixer-upper types. And we often pay near asking price for even full price on deals that yield big profits.
A guy that's been around the block like you have, would get what we do. We have specific techniques we've developed with use changes, the proliferation of units, square footage, tax i.d.s, unique uses of PUDs and HOAs, income, conversions, subdivisions and other things. Essentially we see property for what it can be, not for what it is.
Then we offer the property with a higher and better use to a very large and unique audience and they grab it. Honestly, we rarely wholesale because the profits are usually much larger than the wholesale fees.
@Mike Watson sounds like your a developer... when I build homes and I build about 30 year of new construction C on C returns are quite robust many times 100% or much better with leverage pretty common as a developer. if you cant do that well its too risky in the first place
@Jay Hinrichs, we do some elements of development, but rarely build. I find the time versus return for building isn't worth the effort, compared to the returns we pull in other areas.
Our cash on cash returns are off the charts with most things we do as most of our deals yield a profit before significant outlayseven occur, coupled with the high propensity we have for seller financing when we do actually consumate a deal.
Good times. Sounds like you have your hands in some great things. Nice work.

@Account Closed, I was quite suprised to see your comment on here. I am newer to Bigger Pockets and have mostly found people to show integrity, be positive and supportive of others. That you opted to take a different route, not knowing me or my program, honestly took me by surprise.
I have always tried to think the best of others until I have a real and concrete reason not to do so. And even if I have a program, that doesn't mean it is "guru crap" that you should disparage and slander. again with no knowledge of what we do. I would never treat you that way.
It is unfortunate that you aren't closer and can see our program, because it is very different that the rest. We do have a lot of deals that we are working on, but a big part of our business model is based on partnering with those in our program.
We teach people how to look at properties differently. The tried and tired carpet and paint rehabs are in the past for us. We don't beat people down on their price so we can make more money. We focus on Use Changes because we know that when we change the use, we change the value.
Most people that learn our program often lack one or more of the following things; expertise on use changes, connection for construction and development, cash for downpayments, credit for financing bigger projects, the ability to seller finance and more.
So we teach people how to find the deals and then they have the option to partner with us, should they choose. Most do and it becomes a win/win. And again, we have our own deals, but we find that we can cast a much wider net with lots of eyes out looking for the types of things we do.
I hope you have a great day. My phone number is all over just about everything if you ever want to find out about what we do. That way you can give much more accurate feedback in the future.
@Jodi Kaili, it was great talking by phone today! I am excited to get to know you. You will love the different way that we look at and do real estate. See you Thursday night.
