Hi my name is Joe and I'm an investor nationwide and some times doing brokerage in shopping centers NNN,retail,strip centers etc... Also i have bought some (not to much) office buildings, and multi family 500 units and up(but i don't like it because of the hassle and work,time that is involved)

I found this site a while ago But didn't have a chance to spend here some time

I hope to come more offten to the site, And learn maybe new things from other people

    Joe,

    :welcome:

    A word of caution.

    You can not claim to be a broker and then point out that you lack a license. Legally it does not matter that someone you know has a license even if you are married or otherwise connected to them. It would be illegal for you to earn a commission.

    Even if you 'get away with it' publicly implying that you operate illegally is a sure way to poison any networking you might want to engage in.

    Can you tell us more about your and what you do?

    My main focus that I'm looking to acquire (and the same basics are for my investors that I'm sending deals that are in our interest)

    Income producing properties

    7-8 million and up

    NNN or NN shopping centers and retail centers with a 8 cap and up (not proforma)

    Office buildings 8.8 cap but it depends on the area, We are very choosy with buying office buildings

    Multi family we only bought 500 units and up (90% occupancy)

    We are trying to get financing 75 % LTV

    We are not buying land or small residential

    We focus on Northeast USA but bought nationwide

    We only bought twice a foreclosure, But wasn't able to resell the property for the price that we wanted (NJ)

    From distressed owners we found a few times very good deals, and sold "as is" without putting to much money in the building for a very very nice profit(NY NJ PA CT)

    Pa is my neck of the woods. What type of project was it in Pa and where abouts?
