Hello BiggerPockets community!

I'm a returning member to Bigger pockets and returning member to Fayetteville, NC community. I'm excited to return to the world of real estate investing, with a specific focus on short-term rentals. My goal is to go under contract my third property in the next 2- 8 weeks and purchase for short term rentals within the next 2-3 months.

I'm currently looking to connect with:

  1. Experienced real estate agents who specialize in investment properties, particularly those suitable for short-term rentals in Fayetteville.
  2. Investors who have successfully navigated the short-term rental market and can share insights on property selection, management, and maximizing returns.
  3. Finance experts or lenders who can guide me through funding options for investment properties, including conventional mortgages, FHA loans, or creative financing strategies like DSCR loans, hard money lending, private money lending, seller financing, and cash out refinancing .

My background is in long term investing. I started by house hacking my first two properties and now they have long term tenants managed by a property manager. I understand the process of buy foreclosures in the area. In the past I have driven for dollars, and I have steadily found off market deals and potential flips. Most of the time I didn't have the capital or time to invest in these deals. I'm eager to leverage my experience in my real estate journey. I've been continually educating myself through BiggerPockets podcasts, and books. I'm ready to again take the next step and continue building my network.

If anyone has recommendations for local real estate agents, tips for identifying promising short-term rental properties, or advice on securing financing as a investor, I'd greatly appreciate your input!

Looking forward to engaging with this community and learning from your collective wisdom. Feel free to reach out if you'd like to connect or share your experiences.

Thank you for your time.

@Heath Sizick

Hey Heath, you should come out to the Coastal Carolina REIA tomorrow (March 6th) night at 6:15pm at the UNCW Center for Innovation and Entrepreneurship. We will have ample networking time, and a short presentation from someone from the permitting department in Pender County. There's usually around 60-80 people that show up. We meet on the first Thursday of every month. You can find the group on FB as well. Come hang out!

    Welcome Demon. NC is a nice state to invest in if you can afford the entry points. I help line up lots of financing for STR so I'd be happy to walk you through the process and what is expected.

    The drawbacks of STR is the management of it. I hear some brutal stories about what the tenants did to houses and then all the complaints from the pains in the butts which covers most of America.

    However, I have a client who specializes in STR up in the Pocono Mountains of Pa. He does very, very well. His yearly cashflow from 5 STR assets is almost 1 million and the appreciating value of the 5 assets is 3.5 - 4 Million.

    If the market the house is in is conducive to STR, then it can be worth it, but in some circumstances and in some markets I think LTR still works better, but it is clear STR is taking a foothold as an option in the Investor mindset and we see that in the market and I think a pretty clear prediction is that STR will take a bigger and bigger share of the investment strategies of investors.

    I couldn't agree more.  It seems like I just need to find the right sub market in NC.  It would be great to connect with you.

    Hey Demon. I have some family in Hope Mills. Whenever I see anyone from NC I like to respond. I am in Wilmington. Let me know if you are in need of a realtor or ever looking to build your portfolio near the coast!

    Hi, i am a General Contractor and i invest in Fayetteville NC. We mainly do fix and flip and have several properties that we also buy and hold. We have done several fire damaged homes. Some markets in NC have plenty of rental demand, as long as you find one of those and good job stability there will be plenty of options out there.
