Welcome, @Pablo Casado, what are your goals? I run a passive investor club where we help newer and experienced investors connect with vetted opportunities, learn how to evaluate deals, and build long-term strategies without having to take on everything alone. What I do is more passive investing. I have been an active investor as well and have done many different types of investing throughout my lifetime so I can always help with thoughts or ideas.

Hello Denise, my goal is to create a constant stream of deals gain experience and help other people of my Hispanic community achieve their financial goals. I have invested in STR and LTR in the past 2 years but then I got stuck, at this point I am looking for experience investors that can help me get to the next level. I don't know if that makes sense. You're on the right track—now make deal flow a system: pick one cash-flow market, set tight buy box criteria, and run a daily "noise-to-numbers" scan so you can underwrite fast and pass or pursue in minutes. Build a small A-team around that box: one deal-finding agent, one responsive property manager, and two funding lanes (a DSCR lender and a private money option). Share your simple credibility story with weekly updates to your network to attract partners, and host a small meetup or Zoom in Spanish to serve your community while positioning yourself as the connector. Commit to one bold next step this week: analyze 10 leads to your criteria and make 2–3 offers. Consistency creates the pipeline.
