Real estate and investment

I’m a real estate agent and newer investor based in South Florida looking to grow my network and connect with other investors. I’m interested in learning more about land investing, off-market opportunities, and how others are finding deals in today’s market.

Looking forward to learning from this community and connecting with others on their investing journey.

Viviana, welcome to the BP community. Land investing and off-market opportunities can be great niches. Building relationships with other investors and local professionals is often one of the best ways to find deals. Wishing you success on your investing journey.

Welcome to BP! Being both an agent and an investor can actually be a big advantage, especially when it comes to spotting opportunities before they hit the market.

In my experience, a lot of off-market deals today come through networking with other investors, wholesalers, and local agents, along with direct outreach to owners. Land investing can also open some interesting opportunities if you understand zoning, utilities, and development potential in the area.

South Florida is a very active market. Are you mainly looking at land for development or more for buy-and-hold plays?

Welcome! nice to connect with you. I’m close to the area, so it’s always great meeting people working locally.

Welcome Viviana. Being an agent and getting into investing at the same time can actually be a great combination since you’re already close to the deals and seeing what’s moving in the market.

Land investing is an interesting niche too. A lot of people overlook it because it doesn’t produce cash flow right away, but if you can buy in the right area or catch something with development potential it can work out really well.

For off market deals, a lot of investors I’ve spoken with are finding them through direct outreach, wholesalers, or just networking locally with other agents and investors.

South Florida is definitely competitive, but there’s still opportunity if you’re patient and run the numbers carefully.

     Hi @Viviana Casanova

Do you only work and invest in South Florida, or are you involved in other parts of the state as well?

Hi Viviana! I am also from the South Florida area. It's nice to meet others who are also focused on learning and developing their skills. I am interested in potentially investing in areas that have growth potential.

Welcome! Since you’re already an agent in South Florida, you have a good advantage because you’re close to the deal flow and local market conversations.

For off-market opportunities, I’d focus on building relationships with:

    • wholesalers
    • investor-friendly agents
    • property managers
    • contractors
    • small local landlords
    • hard money/DSCR lenders
    • title companies

A lot of good investor deals come from consistent local networking before they ever hit the market.

We're having a lot of success in South Florida finding deals in today's market.  Current economic conditions are resulting in a number of homeowners wanting to liquidate quickly so they can move elsewhere, and so we generally go direct-to-seller to find opportunities.

MLS can sometimes be helpful, but generally what I'm seeing is sellers going to the MLS are looking for top-dollar, often above current market value because they might be underwater (i.e. bought in 2022, for example).

Direct to seller by doing cold calling and all the common marketing strategies works well.  Otherwise partner with local experts like wholesalers, agents, property managers, etc like others have mentioned.

Feel free to DM me as well, happy to help.
