Hi everyone,

My name is Joshua Whitaker. I’m based in Southeast Texas and have been involved in real estate investing primarily through fix-and-flip projects, off-market acquisitions, and working with wholesalers in markets like Houston and Beaumont.

Over the past several years, I’ve built out the infrastructure to source deals, manage rehabs, and work with investors and lenders, but one challenge I’ve consistently seen is the lack of transparency in off-market deal flow. A lot of investors have probably experienced the same things I have — unclear ownership, daisy-chained deals, inflated ARVs, or difficulty finding serious buyers and sellers that actually close.

Because of that frustration, I recently started working on a project called Verisett. The idea isn’t to replace wholesalers or existing communities but to build a verification layer and infrastructure that helps investors evaluate off-market deals with more confidence.

Right now, I’m in the early stage of development and testing, and my main goal here is to learn from the BiggerPockets community. I’d really appreciate hearing from other investors about:

• What are your biggest frustrations with off-market deals
• How you currently source and vet wholesale opportunities
• What tools or systems do you rely on most in your investing business
