Yes my real name is Johnny not John or Jonathan. I am a native of Los Angeles California. I have traveled to a few other places like Georgia, Texas, Louisiana, Alabama, Arkansas, Mississippi, Nevada, Arizona, US Virgin Islands, New Mexico, Arizona, Canada, Mexico, to name a few. Here to explore and participate in the real estate world. I have 13 years in real estate and mortgages.
Hi Johnny and Diane. I think you have to be careful buying in any area, including Little Rock. The key is to buy at a good discount going in amd having a good exit strategy. My first purchase in Little Rock yielded me a 32% COC return. I will be closing my next deal in a couple of weeks and project between a 20-30% COC. The beauty of this second purchase is that is is located in a better neighborhood where the residents are longterm tenants/homeowners. What's better, neither of these properties have been over 20K and are not in high crime or rundown areas.
I'm loving what Little Rock offers in the way of RE.
I live in Fontana and am from Little Rock, Arkansas. I find that I must be careful investing in Little Rock because property appreciate much faster in California. I'm going back with my ideas of things Little Rock can do to revitalize inner city areas.

Diane when I was at PSC one of my classmates bought a house in Little Rock for $2500. The owner had inherited the property from a deceased family member and had no intentions of moving to Little Rock. The money in some areas (Like Little Rock) is buying at a good price.

I have no idea how the thread got sidetracked about Little Rock.
If you work in in the AV part of the high desert, you ought to track down my close friend Tony Alvarez, who's one of the biggest SFR owners in the area.
Tony and his friend Bill Swift have periodically hosted an REIA at the Holiday Inn and attract some great speakers. You're safe because I haven't ever planned on speaking there.
If you are a lender, suggest you chime in with your area of expertise and knowledge in either hard money or conventional original, as is appropriate for your level of experience and working knowledge.
