Hello all,
My wife and I are moving through the education process and are curious as to how other investors view the market around Richmond VA. Any thoughts?

I'd like to start with a single family but the multi is definitely on the radar. I'm not opposed to a flip here and there either.
I've not looked much outside Powhatan. I imagine Cville to be a good developing place though. Have you got experience there?
David: Richmond's multifamily market is hot, and the SFR market is even hotter!
"Up and coming" areas include Northside and Hull St. (near Manchester). Expect multiple offers. Very few sellers will entertain creative financing.
I encourage you to get involved in the local investor meetings. I spend 50% of my year in Richmond and regularly meet wholesalers with good deals in transitioning locations.
