Roofs! Which do you prefer to install on a new Fix & Flip?

Wondering what investor preferences and opinions are on new roofs. I personally love a nice, new metal roof, but understand that a lot of folks do not. Shingle, barrell tile, metal, etc? Do you find that you realize more equity with a higher end roof, even if the comps have a basic shingle roof?

I guess it depends on the area where the property is located. Where I live, newer homes (built in the last 20 years or so) have concrete shingle or concrete tile roofs. Remodels closer to downtown on older homes have ashpalt-shingle roofs.

Just an opinion, but unless you're doing something very custom, try to stick to what the neighborhood does and do not let your personal affinity for materials cloud your judgment on what the masses actually want.
