Investor in Florida Looking to Connect!

HI! :) Lately, I've been connecting to people not even in my state! LOL. 

Well I'm still a new Investor in FL, looking to connect with other investors about potential deals and learn more about the market, specifically in the Miami-Dade and Broward county.

I'm living in Miami Gardens right now. I'm researching more about the area in terms of value and investing. 

I know Wynwood has progressed so much and Brickell! Maybe those are great places to look into.

I used to work in Coral Gables and I loved the area as well. 

What do you think about these places? Whats the characteristics you noticed from them?

Where in South Florida do you invest?

Hi Sarah,

I moved to South Florida last August and loving it so far.

I’m finishing a property in Apopka and purchased one in West Palm Beach, so just getting my feet wet down here.

I’m starting to look into Broward as well but for my primary residence.

Keep us posted on how you’re doing.

    @Sarah Torres thanks for the info on massagers. I had 2 herniated discs in my neck that got worse due to working on houses. I’ve already had surgery to replace both discs and feeling great again.

    Right now I’m finishing a house in Apopka that I bought almost 2 years ago. Although the preference is to complete them within 3 months, many issues caused delays but in the end it didn’t affect me all that much as the property appreciated an additional $30k while sitting on it. Holding costs are taxes and insurance since I’m all cash.

    Once that property is sold I’m planning on starting the renovations on a property I purchased in December here in West Palm Beach.  Another cash purchase so holding costs are taxes, insurance, yard maintenance and water as the city supplies the water and has a minumum $50/month bill.  The house was flagged a nuisance property by the city due to neglect by previous owners, so I pay a guy $70 per month to cut the grass and cleanup any trash.

    I have that property listed off market in Market place forum currently as I’d never turn away any profit.

    Greetings, @Sarah Torres I am in the Palm Beach area but in Broward county a bunch for my company outside of real estate. I am new to investing, I will be focusing on Commercial Multi Family & some SFH flips in Palm Beach County & the Treasure Coast.

    Hey,  @Sarah Torres I also live in Miami. I am a new agent, I am currently focusing Foreign cash buyers. I am all over bigger pocket and all other blogs , I am trying to find info about Miami Market more but not so much luck.. I love analyzing deals and what I see is Condo investment makes no sense in Miami as long as you find discounted property. I focus more Single Family Housing because I purchased my house 2 years ago and love the appreciation. All my clients will be buy and hold.

    I'd love to attend your meetings if you thinking about starting one that would be great, I am not a current investor, I am an agent who is trying to learn everything a to z about it , sell to save and learn to invest in my investment future.

    Like you , I am currently working full time as a e-commerce director and I can't wait to have my full time to do Real Estate , I am target marketing buyers currently , I am trying to learn as much as I can about Miami market.

    I will truly appreciate if you can give me some advice and recommendations.

    Hey Darren! My folks live in West Palm Beach. I grew up in the Lake Worth area and now live in Broward (Pembroke Pines) after I got married. How's the market up there? Maybe we can meet up one day and talk REI. Hope all is well!

    Hi @Leo Jurado,

    Market is right up here. Not a lot of great buys at the moment.

    We’re planning on moving further south next summer. We’ve looked at Weston and Boca Raton but probably will end up in Boca. Both have great schools but my wife likes Boca more.

    I’m always willing to meetup and discuss Real Estate. Just reach out whenever you want to meet and we can setup something.

    @Darren Lenick Boca is a great area!  Excellent choice!  I live close to Weston and it's a pretty good area as well.  Couldn't go wrong with either choice.  I'll definitely hit you up if I'm in your area.

    Hi, I really like your story and the thread you have started. I have looked into (BREIA) but I am in Saint Petersburg, FL so I am not sure if it will be as helpful? Also, can you tell me what CPA is???

    I am new to the Florida market (just moved 2 months ago from Atlanta, GA) but am excited about all the possibilities. I love the art of the deal and will wholesale, flip, or buy and hold depending on what the deal justifies. I love it how real estate is so flexible and full of possibilities (you have to be creative). 

    I had a great way of finding off-market deals in GA but am having a harder time down here, do you or anyone else reading this thread have any tips?

    Wow that sounds exciting and a little complex. What made you decide to go for commercial multifamily?

    How long ago did you start REI?

    I keep meeting people investing in the Palm beach area. :) I'm curious how everything is over there.

    Hey Erman! Thank you for your post! I loved it! Especially the fact that you really want to learn about the Miami market and everything from A to Z. I feel like I can relate to this. I love to learn and sharing what I learn with others. Have you ever heard the saying "to teach is to learn twice"? For me that means, you learn something and when you share it, you learn even more. Like you never really learn something until you can explain it to someone else or teach it!

    I've lived in Miami my whole life. North Miami, Hialeah and now Miami Gardens. I, too, am focusing more on single family homes right now then I want to focus on rental properties.

    Were you born here to? What area do like most or are you going to focus on?

    When you say Foreign cash buyers... Where are they from exactly?

    I'm sorry you haven't had luck so far. That will change soon! As long as you continue to want it, the right connections will appear. (I'm a strong believer in the law of attraction) lol and I will let you know about any meet ups!

    Hi Cameron! Thank you so much. I really appreciate that! 

    Yeah it was hard for me to find a trusted mentor. There's a lot of mentorship programs out there. I chose BREIA because they're local (Broward) and they fund all the deals. You are almost 4 hour away so this might not work too good but maybe I can help you search for local investors in your area! :) LOL

    CPA is Carethers Property Academy, another program that helps newbies get started but we're all SUPER interactive with each other. Members are in different states too, it's pretty cool. 

    I feel like I have two mentors and two coaches now. The group keeps me motivated too.

    I love that about REI too! For me I think I will want to get into rental properties eventually, airbnbs or vacation homes... I may want to try fix and flip (maybe just one to see if I like it) Haha.

    Maybe for off market deals, drive around and look for vacant/abandoned homes and connect with a realtor maybe bring you deals or help you find off market ones.

    Nice to meet more investors in FL. Miami is a great city. I usually stay in Key Largo when I'm visiting south FL so I get the hour drive to Miami Beach or 2 hours to Key West. That's one of my favorite stretches of road in the US. 

    I'm also looking to buy multi family or vacation properties on the Gold Coast from St Pete to Dunedin. I have family in that area so I'm quite familiar with that stretch of coastline. However, I wouldn't be opposed to buying outside this area for the right deal.

    I'm looking for potential partners, JV's, etc as some others have mentioned in this thread. Even though I am working in Shanghai at the moment, I plan to relocate to FL in the future. I visit the Tampa Bay area twice a year when i come back to the US for business. I plan on using my SD IRA to purchase my next property and would love to partner with the right people on a mid-sized apartment complex.

    Professional investor actively investing in the last 10 years in SFL. I primarily focus on SFH and TH. Active in Palmbeach and Broward. I have an Engineering background with MBA (Univ of Miami), Realtor license (for own use), and PMP certification. I have experience in Online auctions (HUBZU, AUcTION.com, XOME, CourtHouse foreclosure auction) and fixer-uppers, and foreclosure. Moved from Boca to Weston.

    Hi everyone!  This will officially be my first post on BiggerPockets!  My husband and I live near Titusville, FL and our adult son lives in Palm Beach area; he is in commercial property industry so he has some expertise, but my husband and I are just starting to get our feet wet.  Hubby is Ops Manager and I'm a Safety Professional, so we have what I feel are some pretty solid background skills.  

    We've evaluated a few deals, but I guess we get stuck on funding. We do have a bit of personal funds, but a little nervous to make the leap. We will focus on rentals of SFH and MFH, as well as build up our property management biz, as we want to build passive income. We are now raising our two adopted grandbabies, so we are starting all over after being empty nesters. Would love to talk with some of the folks on here....from Daytona Beach area all the way down to Palm Beach area. We are working on our first big job of real estate photography and rental management...but we really want to get rolling on having our own rental portfolio. To all you more experienced members, is REIA a good route to go for finding funding potential? Thanks everyone!

    @Leann Shirley I was looking in the Merritt Island/Rockledge area a couple years back as I had family there (since moved) and found opportunity for good rental properties, not sure if that has changed.

    As far as finding money, could be different there but in PBC if you find a good deal the money will come. Going to your local REIA to network and find private money can't heard, lenders usually go.

    Lima One Capital is another private lender out there working with investors.  You pay a premium for private money but if the numbers on a deal work than no big deal.

     Hi Leann, that is great that you are getting involved with real estate both investing and in property management!

    A lot of the people I have spoken with who have attended REIA meetings, either in Columbus Ohio (where I am originally from), or in South Florida have had a lot of success in building their real estate network at these events. Their network has included realtors, other investors, property managers, lenders (hard money, banks, mortgage loan officers, Private money), attorneys, etc. In my experience and opinion REIA groups are a great way to build and grow your network. I have personally not attended a REIA meeting in Palm Beach, so take my word with a grain of salt.

    Hello everyone, I am a Marine reservist and foreign service officer who is looking at the Tampa area for an investment property. My wife and I will be spending the majority of our time overseas but want to crack into real estate to diversify our investments. I like the idea of being near a military base for renters and Tampa (Macdill AFB) has a few major commands. Does the flood insurance kill the cash flow? Any advice is appreciated...
