I have 3 SFH's in Kansas City, MO but need a good property management as soon as possible. The one I have now is abusing me because I am out of state and they take all of my money via "prop maint". Thanks to anyone who can provide a recommendation.
Where are your properties located? Did you purchase them from a turn-key provider?
Finding a good property management company is very tough indeed. I've heard pretty good things about Voepel Property Management. I haven't used them though, so I can't vouch for them. But I think they're at least worth talking to and considering.
William Robison w/ Plaid Management he's on here and there's more than a few members that use him.
I talked to Brent of Voepel last week. Because I am really getting taken advantage of in regards to maint. costs, I asked Brent a number of questions on this issue. He has in house maintenance people, but charge the owner $69/hr. That seems extremely high given that my brother has a 4 plex in Boise and they charge him $35/hr. for maint work Also, we have been looking for a prop in Phoenix, and so been interviewing prop management. One company have quoted charging $20/hr for maint.
My 3 SFH's are located in the southeast area of Kansas City, MO. They are near the Cerner development area. I bought them through RWN.
I will check out Plaid. I )
I went to a Marshall Reddick presentation last night, where Scott P. talked about prop management (the main reason I went to his presentation). I was hoping to learn something new, but not much. And, they don't do prop management in KC.
Plaid Management - William Robison
I wrote in their web site for call back. Greatly appreciate your advice.
@Robert Church $69 is an outrageous amount to charge. That is the price I would expect from a master tradesman. (maybe slightly less but not much) Yes, time to move on.
Would you settle for a really good handyman? If so PM me.
I don't know what you mean by "PM". Yes, a handyman would be very helpful. I actually looked for handyman on Craigslist in the past 1 or two. Maybe you can email me?
This post has been removed.
p.s. PM means private message to that person rather than posting here on the message board.
I knew it should be something simple, a no brainer.
Call Foxtail. I know the two principles personally. You would be hard-pressed to find anybody with greater integrity. I believe their rates are more than reasonable. They aren't particularly large either, which I view as a benefit for an owner of a small RE portfolio in the area. Tom Larkin is who I would speak to put Pat can help you as well.
Thank you very much for the recommendation. I just got off the phone with Tom. I will meet with him and Steven (of Plaid) next month when I fly out to Kansas.
Thanks everyone for your suggestions.
Robert, did you figure out a good partner?
I did not find a replacement property management in Kansas City. I looked at 3 of them, but for various reasons, it did not work out. One was not responsive towards the end of our multiple conversations. Another while 1st initial meeting with them, did not seem interested in managing in that area, (it is a class C neighborhood). And, the last management company, I was told, has high maintenance costs.
So, still looking. And any additional thoughts would be good. I am tempted to use a handyman and manage my 3 SFH's from CA., if no other choices.
@Robert Church shoot me an email (listed below). I'd love to connect you with some solid management options here in KC. I've tried a few and had the exact same issues you've had.
Robert, were you able to find a decent PM company?
