Have to agree on Clover being a bit of risk compared to some of the other local Markets.  Then Again I just recently completed two deals in Shelby NC. Sold one $136k and the Other one I am keeping as one of my rentals. ( was not planned lesson learned) lost money on that deal. Our private lender make money but keeping a good cash flowing rental. So its working out.

We focus on the higher end retail  flips in Rock Hill , Tega cay , Ft Mill areas but are buying and selling in other markets . Closed on one in Rock Hill in Dec ( sold $159K ) Rock hill is great for retail flips. I love deals on the golf courses for retail flips or New Construction Builds in these areas . I agree 100 % with David location is everything. Some of the smaller markets you have to be very careful when setting your numbers.

@Jason Woodhouse Are clover residents commuting to Charlotte?  Or is it too much of a haul?  Whats the market like in terms of jobs?  Where are people working?  Any decent multifamily properties (non-section 8)?

We have one property in Clover and it is our worst flip last year.  The School districts are great. There are people moving into the area, but location location location.  If you are right over the buster boyd bridge with your investments you should do well.  If you are farther out in clover  your market and pool of buyers changes drastically.  Clover  is a large area and trust me we learned the hard way when we evaluated that market.  However if you need help evaluating any deals in York SC let me know.  We currently have several renovations in that area and rentals.

@Jason Woodhouse Clover is such a small town , you database is going to be a small piece of paper. However, I would be a potential cash  buyer for any high end retail flips you may locate in the area. No rentals or buy and holds.

I know some investors who are buy and hold in the Gastonia market (near Clover) who really like the low price point of that area.

Have not considered Clover area but areas around Charlotte and Rock Hill are strong markets. Keep us posted in SC.  Upstate from Anderson to Charlotte is very attractive
