Is The Investors Edge Trustworthy?

It looks like I'm getting alot of positive feedback about this investor group. The o ly bad things I've heard are "hidden fees" which I figured are fees that the uneducated never asked about to begin with. I'm also aware of the reimbursement process per job done but I'm wondering if I'm missing anything else? I know I'll need about 30k in funds up front for rehab reimbursement back and forth but with my LTV being around %63 I'm most likely able to get 100% financing from what I've been told

I tried to work with them about a year ago. It was a waste of money and time. I wouldn't ever try to work with them again. Yeah, they have nice systems, but you can save $6000 in a "membership fee" and like $200 of an ongoing monthly fee and access similar or as good systems somewhere else without paying that much. Initially they seemed great, I spoke to a "helpful" sales rep who made it seem easy and smooth. But it's a bait and switch because once I paid the $6000 membership fee, they sent me a list of all the hoops you have to jump through to actually close a deal. It's not realistic and ended up being a huge waste of time and money. Don't waste your time or money.

There are many lenders that offer 100% financing and do not have any upfront cost besides an appraisal. The catch is most want to see 4-5 Exits in the last 3 years. If you are partnered up with an experienced investor and create a new LLC that you are also a member of, this will be the easiest way to secure competitive financing and get the experience necessary to qualify on your own.
