15 STR Sales in 2025 and Zero AI Used.

It took twenty years of real estate investing and brokering - but 2025 was my most successful year as a real estate broker and investor. 

Even with the emergence of AI or 'Artificial Intelligence' as the future of real estate, sales and everything else...it played absolutely no contribution to the growth of my business or portfolio. In fact - those that know me and my substack are aware of my anti AI position - that it is a fairly useless bubble. 

I'll stand on that. While others were seeking shortcuts, we were grinding to the tune of 20K+ miles, dozens upon dozens of showings, hundreds of hours of research and due diligence and original authentic, intelligent content. Results? $15M Sold and my dream acquisition. 

I won't expound on my AI thesis here, but the foundational argument is that intelligence requires consciousness and no amount of memory or processing power can impart inorganic matter with vitality. In its current version, AI is a glorified search engine. It is not intelligent. It won't help you become a better investor or sales person. In no paradigm is it 'smarter' than me or more experienced. 

My accuracy is greater and results are more reliable. Bonus: I have and trust my instincts and intuition. 

My best advice for those seeking greater investment and professional success is 2026 is: to work twice as much as they 'think.'

Secondly: 2026 will be the year of hard, real, tangible assets & commodities (even more so than this year). Just ask AI.
