Best way to net ~$50K/yr in RE remotely without heavy capital?

Hi BP community — looking for some strategic direction from investors who’ve built consistent side income in real estate without deploying a lot of capital.

Quick background:
I’ve been active in real estate from 2024–2026 (mostly flips, landlord and small deals). Learned a lot… and also learned flips are not “fast money” — more like a 6-month (or longer) full-cycle process depending on the deal. 😅 Currently waiting on 1 deal to close to boost liquidity and then planning to sit on cash for a bit before jumping into another project 😱.

My primary career is actually in the field I got my master’s in, and that base salary is stable. Real estate for me needs to be a scalable side stream that can realistically net ~Minimum $50K/year without requiring me to be on-site daily or deploy large capital right now. I've used HML and going to break from that as well (if possible).

What I’m not looking to do:

  • Bird dogging

  • Driving for dollars

  • Flips (right now)

What I am open to:

  • Remote-friendly strategies

  • Fee-based or revenue-share models

  • Co-hosting midterm rentals (MTR) for owners as a bridge before eventually owning more myself (strongly considering)

For those who’ve built ~$30K–$60K/year in RE income with low capital and mostly remote operations — what strategies actually worked for you? What would you start with if you were rebuilding today?

Appreciate any insight from investors who’ve shifted from active deal-chasing into more consistent income streams.
