Where are investors looking for deals?

How active is the investor community around Raleigh (within ~1.5 hours)?

Hey everyone,

I’m trying to get a better sense of what the investor landscape looks like in and around Raleigh, especially within about a 1.5-hour radius.

For those of you investing in nearby markets like Durham, Chapel Hill, Fayetteville, Greensboro, or even toward Wilmington:

  • How competitive are deals right now in these areas?
  • Are you seeing more investor activity in certain pockets vs others?
  • Which strategies seem to be working best lately (buy & hold, BRRRR, flips, small multifamily, etc.)?
  • Are there any challenges specific to this region that out-of-state investors might not expect?

Just looking to learn from others’ experiences and get a feel for the market dynamics across the region.

Appreciate any insights!

Seems like local deal flow can shift a lot by submarket.

You're going to see huge variation in chapel Hill vs Fayetteville, for example. I doubt you'd find a buy and hold investment in CH that would cash flow right now.

There are many flips in the triangle and lots of opportunities for BRRR. But you probably need to narrow your focus to 1-2 of the cities you mentioned as the markets are very different including prices and demographics.
