    @Michael Dawson welcome. Where we work in PA and NJ, the biggest challenge right now is finding deals where the numbers still work at today's rates. Appraisals have been coming in a little light across the board too, so the purchase price matters even more than usual. Overpay going in and it's hard to fix later. What kind of properties are you looking at around Edison?
