Nebraska investors -- do you invest in your backyard?

Hi investors in Nebraska, do you invest in your backyard or out of state? We have been looking at deals around Nebraska but it seem hard to find good deals.

Appreciate if you could share your secrets.

Personally I invest in Lincoln, NE, it's my backyard. I agree it's getting harder to find deals and it seem like everyone want to try their hand at being an investor. Currently I have been wholesaling to generate leads and networking with other investors. Most of the deals are not going to be on the MLS, at least thats not how I found the three I bought this year.
