Indemnification Clause for House Flippers in CA

As we approach the anniversary of AB - 968 I am curious to know if anyone has worked with an attorney to draft an indemnification Clause or a legal document/disclosure that both complies with the law but also protects the home flipper.  If reasonable efforts are made by the home flipper to verify contact information and licensing information of contractors (along with disclosing the status of any permits that were or were not obtained) I would think that a legal balance could be found to both compile with the law and protect them at the same time.  If you have any thoughts or experience with this I would love to hear from you.
