Fix & Flip Hard Money Lenders

I currently have a property under contract and have been searching for different lenders. I either can't get anyone to call me back or the one's who advertise services I am looking for aren't currently offering these types of loans. I know it is harder to find, but does anyone have any recommendations on lenders they use that offer 100% lending for fix & flips?

does not exist for first time clients.. ...  for well seasoned repeat borrowers there is 100% but this is after a number of successful projects and deep history between operator and lender.

I do 100% for all my best clients and have done that for 2 plus decades.

    does not exist for first time clients.. ...  for well seasoned repeat borrowers there is 100% but this is after a number of successful projects and deep history between operator and lender.

    I do 100% for all my best clients and have done that for 2 plus decades.

       What is someone has a good amount of equity in the owner occupied home?   Can they use cross collateral??????  Would that help get to 100%???????

      sure thats possible with the big box lenders or all the Brokers on BP there are any number of them you can contact and run your scenario by..  But generally speaking the Brokers want to be paid at closing so you will need cash to pay their fee's plus title and escrow  apprasial etc etc.

    For a first time flip, I would be very careful about that type of loan - timelines will be busted and carrying costs can eat up any profits.  If you find a lender that is willing to do a 100% flip loan with no experience, I would see that as a red flag since you have no skin in the  game and the lender would be crazy to lend money with that condition.

    Mathew — congrats on getting a property under contract. You’re right, 100% financing on flips is extremely rare — most lenders want to see at least 10–20% skin in the game.

    That said, a lot of deals feel like 100% financing when structured right:

    • Up to 90% of purchase + 100% of rehab (capped at 75% ARV)

    • Interest-only payments, 12-month term

    • Closing in 2–3 weeks, sometimes 10 days for repeat borrowers

    That usually leaves investors bringing in closing costs + a small down payment — often $30–40k on a mid-size deal.

    As Jay said, you need some seasoning as a person in the industry or partner with one to make that happen for 100% fin. I would partner with someone to show that lender the track record if you want 100% fin. on the deal.

    100% fix & flip funding is rare, but not impossible if the deal pencils out. Curious, what are the numbers on your contract (purchase, rehab, ARV)? That usually helps in structuring something close to full coverage. Happy to connect if you'd like to walk through options.
