The Headlines Say One Thing. Louisville Says Another

If you only read national real estate headlines, you’d think the entire housing market is either collapsing, frozen solid, or waiting for a miracle.

But real estate is local. Always has been. Always will be.

National median home price (2026 est.): $357,000–$400,000.

Louisville median home price: $254,000–$288,000.

That gap isn’t cosmetic. It’s structural.

National price-to-income ratio: roughly 4.3–4.8.

Louisville: approximately 3.7–4.2.

Our housing market is still tethered to local incomes. We haven’t detached from reality.

Now growth.

Louisville is projecting 2–4% annual appreciation.

Nationally? 0–2.2%.

We’re not overheating. We’re not stagnant. We’re steady.

Inventory reinforces the point.

Louisville: 2.4 months of inventory.

National: 3.7 months.

Under 3 months leans seller-side. We’re closer to that threshold, while the national market is drifting more toward a buyer’s market with larger inventory levels.

That’s resilience.

Nationally, it now takes roughly $111,000+ income to afford the median home. In Louisville, closer to $72,000 to buy versus about $54,000 to rent.

Yes, buying carries a premium over renting. But that premium buys ownership in a market with healthier ratios and less speculative froth.

Why is Louisville holding up?

Because our economy is diversified and grounded. Manufacturing. Logistics. Healthcare. Distribution. Moderate population inflows. No tech-boom sugar highs. No coastal hangovers.

We are not a bubble market.

We are not a crash market.

We are a durability market.

And durable markets compound quietly.

If you’re local, don’t let national headlines distort local math.

If you’re out of state, this is one of the more rational entry points in the country right now.

Confidence doesn’t come from optimism. It comes from numbers that make sense.

Ours do.

30-year fixed rates are sitting around 5.79% and trending lower. The 10-year Treasury has fallen sharply in the last week. This may be an opportune time to explore refinancing options to access liquidity or improve cash flow.

Track absorption rates by neighborhood, not just citywide. Even in Louisville some pockets are at 1.8 months while others hit 3.2. Are you drilling down to neighborhood-level data when evaluating deals?
